Landlord Gas Safety Certificates (CP12) in Settle and North Yorkshire

If you rent out a property in North Yorkshire, you have a legal obligation to hold a valid Landlord Gas Safety Certificate — also known as a CP12. At Ribble Heating Ltd, we're Gas Safe-registered engineers helping landlords in Settle, Skipton, the Yorkshire Dales, and across the region stay compliant and keep tenants safe.

What Is a CP12?

A CP12 — officially called a Gas Safety Record — is a document that proves every gas appliance and flue in a rental property has been safety-checked by a qualified Gas Safe-registered engineer. It's a legal requirement under the Gas Safety (Installation and Use) Regulations 1998.

What Does a Gas Safety Check Involve?

During a CP12 inspection, our Gas Safe engineer will:

  1. Check the gas safety of each appliance
  2. Test gas pressure and flow rates
  3. Check the flue is safely removing combustion gases
  4. Inspect ventilation to ensure adequate air supply
  5. Test all safety devices, including flame supervision devices
  6. Provide a detailed report with any remedial work needed

If any appliance fails the check, it will be marked as "Not to Current Standards" (NCS) or "Immediately Dangerous" (ID), and the engineer will advise on next steps.

How Often Do Landlords Need a CP12?

A gas safety certificate is valid for 12 months and must be renewed annually. The check must be carried out before the existing certificate expires — you can have the new check done up to two months before the expiry date without losing any time on the new certificate.

Who Must Receive a Copy?

  • Existing tenants: A copy of the CP12 must be given to them within 28 days of the check
  • New tenants: A copy must be provided before they move in
  • Retained copy: Landlords must keep copies for at least two years

Penalties for Non-Compliance

Failing to hold a valid gas safety certificate is a criminal offence. Landlords can face unlimited fines and even prison sentences. More importantly, a missing or expired CP12 can invalidate your landlord insurance and leave you liable if a tenant is harmed by a gas appliance.
