Plumbing Maintenance Tips to Prevent Costly Repairs in Your Home
Plumbing Maintenance Tips to Prevent Costly Repairs in Your Home
Plumbing problems rarely happen without warning — most develop slowly, giving you time to catch them before they become emergencies. At Ribble Heating Ltd, we handle plumbing repairs and installations across North Yorkshire, South Cumbria, and Lancashire. Here's our guide to preventing costly plumbing problems.
1. Know Where Your Stop Valve Is
Every homeowner should know where the main stop valve (stopcock) is located. In an emergency — a burst pipe or major leak — you need to shut off the water quickly.
- Find it now: It's usually under the kitchen sink, in a downstairs cupboard, or near the water meter
- Test it: Turn it off and on once a year to make sure it isn't seized
- Label it: Make sure everyone in the household knows where it is
2. Prevent Frozen Pipes in Winter
Frozen pipes are one of the most common winter plumbing emergencies in North Yorkshire. When water freezes, it expands, which can crack or burst pipes.
How to Prevent Frozen Pipes:
- Insulate exposed pipes in lofts, garages, and outbuildings with pipe lagging
- Keep your heating on low if you're away during winter — set to at least 10°C
- Open loft hatches during very cold weather to allow warm air to circulate
- Drip taps slightly during extreme cold if pipes are prone to freezing
- Disconnect outdoor hoses and insulate outdoor taps
3. Check for Leaks Regularly
Small leaks waste water and can cause structural damage over time. Check:
- Under sinks: Look for dampness, water stains, or mould
- Around toilets: Check for water around the base — this can indicate a failed seal
- Visible pipework: Look for corrosion, green deposits on copper pipes, or drips
- Behind appliances: Check washing machine and dishwasher connections
- Ceilings: Damp patches or brown stains on ceilings indicate a leak from above
4. Maintain Your Drains
Blocked drains cause slow-draining sinks, unpleasant smells, and eventually backups.
Drain Maintenance Tips:
- Use drain strainers in sinks and showers to catch hair and food debris
- Don't pour grease down the drain — it solidifies and causes blockages
- Pour boiling water down drains weekly to dissolve fat build-up
- Use bicarbonate of soda and vinegar monthly for natural cleaning
- Avoid chemical drain cleaners — they can damage pipes and are harmful to the environment
- Don't flush anything except toilet paper — wipes (even "flushable" ones), sanitary products, and cotton buds cause blockages
5. Look After Your Boiler's Pressure
Low boiler pressure means poor heating performance. Check the pressure gauge monthly:
- Ideal range: Between 1.0 and 1.5 bar (check your manual)
- If too low: Top up using the filling loop
- If it keeps dropping: You likely have a leak — call a plumber
6. Service Your Boiler Annually
An annual boiler service isn't just about safety — it's about preventing breakdowns. During a service, our engineers:
- Check for leaks you can't see
- Test all components for wear
- Clean parts that reduce efficiency
- Identify issues before they cause a breakdown
7. Check Your Radiators
- Cold spots: Bleed radiators to release trapped air
- Cold at the bottom: Could indicate sludge build-up — may need a power flush
- Rust or leaks: Check radiator valves for drips
8. Inspect Your Hot Water Cylinder
If you have a hot water cylinder:
- Check the immersion heater for leaks
- Insulate the cylinder with a jacket (at least 80mm thick)
- Listen for unusual noises — banging or popping can indicate limescale build-up
9. Don't Ignore Small Problems
A dripping tap wastes up to 5,000 litres of water a year. A running toilet can waste 200+ litres per day. Small problems become big ones — address them early.
